Serangoon Gardens, Kovan, Hougang and the streets of the north-east. I walk these estates, so I know how a corner terrace sits with the afternoon sun, how a semi-detached settles behind its trees, and which roads carry traffic and which do not. Terraces, semi-detached and detached homes, each read on its own terms.

It is a small part of the island, held closely. That is on purpose. When you know the ground this well, you can tell an owner what their home is worth before the listing goes up, and tell a family what they are truly buying before they commit.

The work

Priced from the street, not the headline.

A headline price tells you what someone hoped for. The street tells you what a home will actually fetch. I build a figure from recent transactions a few doors down, from the homes that sold and the ones that sat, and from the small differences that move a number: orientation, frontage, the state of the build.

From there the work is steady. Careful preparation, marketing kept measured, and negotiation that protects the family as much as the price. Through all of it, I will keep you informed every step of the way, so the sale moves at the right pace and you are never left wondering what is happening.

Some families come to me not to sell but to settle. The work starts the same way. I walk the streets before I walk you through a home, so I can tell you what you are truly buying: how the street lives at different hours, where the sun falls across the frontage, and the state of the build behind the paint.

And if the right home has not come to market yet, I will say so, and we let the search take the time it needs.
